Windows
Now that the floor is completed, the new windows are installed in the space so the homeowners can enjoy their beautiful view of the Charleston Harbor. 

The new windows are made by Anderson. They are vinyl clad exterior with wood interiors. They are DP-rated. This rating provides for wind pressure resistance which will hold up even in hurricane wind levels.
Sheetrock
Next, the crew starts on the sheetrock. The patching on this job is extensive. The sheetrock, also known as gypsum wallboard, is finished smooth so that no seams were visible. 


The ceiling texture is blown versus smooth. A textured ceiling helps to improve sound acoustics in these areas where the ceiling are vaulted. 
New Doors
The new hall doors for this remodel are custom made. They are flat panel cherry wood and come pre-finished. The hardware, hinges and knobs are all matching satin nickel. The jambs and casing are all painted. 
These doors are a big improvement over the existing hollow core stained doors. 
Paint
The interior designer selected complimentary wall and trim colors. The contrast in these colors is very subtle. The walls are covered with a flat paint and the trim a semi-gloss. The procedure is to apply one full prime coat, one finish coat then the surfaces are scrutinized for blemishes.
Once the imperfections are addressed, an additional finish top coat applied. Paint touch-ups are done after the furniture is moved into the home. 

Flooring
The new floor tile is imported travertine with a standard grout joint. The tile is installed atop cement backer board. 


Tile
Different tiles are used at the kitchen countertop backsplash and also at the fireplace surround. 

Citadel Enterprises tile installer, Jerry’s Tile & Marble, is a certified Ceramic Tile Installer. This certification means that these installers are knowledgeable installers that have passed a written and skills test. Certification enables professional installers to provide industry-recognized proof of their abilities. 

Kitchen Cabinets
Our partner, Carolina Kitchens, provided and installed the new kitchen cabinets. Stewart Culler is the cabinet designer. 
These cabinets are manufactured by Woodharbor. They are cherry wood and have a honey stain. The door style is Ashland full overlay (recessed center panel with beaded frame detail). All the cabinets come with a lifetime warranty. 

The homeowners decided on a few upgrades in the kitchen including soft and silent closing doors and drawers, double trash cans, tray dividers, Dish Peg-board roll-outs, cutlery tray, and Rayado textured glass.
Granite Countertops
The granite counter tops in this kitchen are Mascarello, also called Golden Moon. It is a beautiful mix of earth tone colors; however, the unique pattern posed a challenge for matching up the seams. Our partner, Palmetto Surfacing, boasts a detailed process for producing extraordinary counter tops. The company first uses a laser to create a template of the kitchen and puts it into a CAD like program. It is then sent digitally to their CNC Machines where all fabrication such as sizing, edging, sink cutouts, faucet drilling, etc. is done.

After cutting the granite, the company brings the pieces to the site and installs them.

Driveway
The driveway and walkway in the front yard needed a make-over. The old asphalt driveway and the wood walkway were deteriorating. The old wool walkway is shown at far lift in this photo.

The process of replacing both takes careful planning and execution. First, a utility locator service marks all of the underground utilities such as gas, phone, CATV, water, and electricity prior to digging to ensure nothing gets damaged. The old sidewalk and driveway are removed and the debris is hauled away. The crew then forms the new layout.
After receiving approval from the homeowner, the crew pours fiber mesh concrete. The concrete is a full 4” thick and a full 8’ thick at the area where the driveway and street meet.
Next, a number of forms are removed. The brick mason then lays new cement pavers on a mortar bed.
The small joints between the pavers are filled with fine sand. All of the forms are removed and the pavers are acid washed. Everything is broom swept clean.
Fence
In addition to changes inside their home, these homeowners need a new fence around the home.
The new fence and gates are custom made aluminum. The aluminum components are welded in the shop then sent out to a powder coating company. The powder coat finish is applied with chemical and electric charges. This ensures a flawless finish that will endure the saltwater environment. The components are installed on site.
Project Complete
After several months, this project is complete. The homeowners now have a modern kitchen, a beautiful dining area and relaxing family room complete with an updated fireplace. 
Now their home matches their extraordinary view of the Charleston Harbor.

Securing the Foundation
The next step in completing this remodel is to work on the floor. It was found to be too bouncy to support the new travertine floor tile. The solution was to install supplemental girders supported by solid filled concrete piers. The crew installed spot footings in the soil where they were encased rebar mats to support the downward load of the new piers. 
Now, the floor is rock solid and will soon be ready for tiling.

Installing the Plumbing & Electrical
Now that the old kitchen has been demolished, the crew can begin placing the new water pipes and electrical wires. Additionally, new power outlets need to be added to the space.
Blitch Plumbing had to reconfigure the plumbing in the kitchen. Originally, the water pipes were limited to one side of the space. The owner wanted a faucet over the stove to fill pots so new plumbing had be installed on the opposite side of the space.

In addition to the plumbing, new wiring had to be installed. The crew at Transworld Electrical Contractors put new electrical wiring in the dining room’s new bookshelf and the new track lighting in the kitchen area.

Creating a Clean Slate
The first step for this remodel on James Island is to get rid of the old in preparation for the new. The crew gutted the kitchen area by removing all the appliances, the cabinets and the center island.
Additionally, it had to tediously remove the room’s wall paper.
In addition to the demoing the kitchen, the crew removed the old fireplace cabinets from the family room and gutted that area that was the wet bar adjacent to the eating area.

During demolition, the crew is extremely diligent in keeping the area as as dust free as possible. Keeping the work site clean is one aspect of its business model that sets Citadel Enterprises apart from other home remodeling companies.

Introducing our Next Renovation
Our next major remodeling project is on James Island. We were introduced to this client by Nancy Gales, ASID, an interior designer at Indoff Incorporated, who we worked with on a previous project.
The job entails gutting the kitchen, structural repairs to the crawlspace, extensive HVAC replacement, replacing windows, replacing wood flooring with travertine tile, new lighting, replacing an old Buck stove with gas fireplace logs, replacing book cases and replacing stair railing with knee walls. Plus, a pass through opening from the kitchen to the dining room needs widening. The creek front home looks out toward the downtown Charleston skyline.
The kitchen before it was demolished and the doorway before it was widened. The new kitchen will boast custom cabinets, high end appliances, granite counter tops, tile flooring and back splash, and a high tech hanging track light.
This opening will be enclosed. The opening shown on the left was below a vaulted ceiling. This opening will be walled over so that the area appears less “busy.”
This side of the house had a pass-through for firewood. This will be eliminated and sided over for a seamless appearance. A new gas fireplace will eliminate the need for firewood.The owners live out-of-town so we will be diligent in updating them weekly via e-mail with digital photos.
